We are now at 1.012 thanks to all the help. do kits have to really be 1.010 before first rack?

No, close counts. What you want is to perform this transfer while the fermentation is still going. This produces a new CO2 cap in your carboy to protect your wine from oxygen. Anytime after the rapid fermentation is over is fine to transfer.
